These Terms & Conditions ("Terms") govern your use of LandBazaar.in (the "Platform"). By creating an account or using the Platform, you agree to these Terms. If you do not agree, please do not use the Platform.

1. Eligibility

You must be at least 18 years old and legally capable of entering into binding contracts under Indian law to use LandBazaar.in. By registering, you confirm that you meet this requirement and that all information you provide is accurate and truthful.

2. What LandBazaar.in is — and isn't

LandBazaar.in is a listing and discovery platform that connects people looking to buy land with people looking to sell it. We are not a real estate broker, agent, escrow service, or party to any transaction. We do not facilitate, process, or hold any payments between users. All negotiations, agreements, and transactions happen directly between buyers and sellers, entirely outside this Platform.

3. Your account

• You're responsible for maintaining the confidentiality of your password and for all activity under your account.
• You must provide accurate, current information when registering and keep it up to date.
• One person or business should maintain one account. Do not create accounts to impersonate others or to circumvent any restriction we've placed on a previous account.
• You're responsible for notifying us promptly if you suspect unauthorized access to your account.

4. Listing rules for sellers

When you list a property, you represent and warrant that:

• You own the land, or you're legally authorized to list and negotiate its sale on behalf of the owner.
• All information in the listing — location, area, price, photos, and description — is accurate to the best of your knowledge and not misleading.
• The land is not subject to any undisclosed dispute, encumbrance, or legal restriction that would prevent a genuine sale.
• You will respond to buyer enquiries in good faith.

We reserve the right to review, edit, reject, or remove any listing at our discretion, including listings that appear inaccurate, duplicated, fraudulent, or otherwise in violation of these Terms.

5. Prohibited conduct

You agree not to:

• Post false, misleading, or fraudulent listings or buyer requirements.
• Use the Platform to harass, spam, or send unsolicited commercial messages to other users.
• Attempt to bypass our seller-review or verification processes through false documentation.
• Scrape, copy, or systematically extract listing data from the Platform for a competing service.
• Interfere with the Platform's normal operation, including attempting to breach its security.
• Use the Platform for any unlawful purpose or in violation of any applicable law, including Indian real estate and land transfer regulations.

We may suspend or terminate accounts that violate these rules, at our discretion.

6. Seller verification

Our optional seller verification process involves submitting a government ID or business document for our review. Submitting a document does not guarantee approval, and approval does not constitute a legal certification of your right to sell any specific property — see our Disclaimer for details on what the "Verified Seller" badge does and doesn't mean.

7. No transaction facilitation, no commission

We do not charge a commission on any sale, and we do not process payments. If you and another user agree to a transaction, that agreement — including price, payment method, and closing process — is entirely between the two of you. We strongly recommend involving a qualified lawyer and completing registration through the appropriate government sub-registrar office.

8. Intellectual property

The LandBazaar.in name, logo, design, and platform code are our property. Content you submit (listing photos, descriptions, etc.) remains yours, but by posting it you grant us a license to display it on the Platform for the purpose of operating the marketplace.

9. Disclaimers and limitation of liability

The Platform is provided "as is" without warranties of any kind, express or implied. To the fullest extent permitted by law, LandBazaar.in is not liable for any direct, indirect, incidental, or consequential damages arising from your use of the Platform, any transaction between users, or any inaccuracy in listing content. 10. Account termination

You may stop using the Platform and request account deletion at any time. We may suspend or terminate your account if you violate these Terms, engage in fraudulent activity, or for any other reason at our reasonable discretion, with or without notice.

11. Changes to these Terms

We may update these Terms from time to time. Material changes will be reflected by updating the "Last updated" date above. Continued use of the Platform after changes take effect means you accept the updated Terms.

12. Governing law

These Terms are governed by the laws of India. Any disputes arising from your use of the Platform will be subject to the jurisdiction of the courts in the location where LandBazaar.in is registered to operate.
